Efficiency Maine is pleased to offer the Multifamily Efficiency Program, an initiative targeting comprehensive energy efficiency in Maine’s small to medium multifamily buildings.
Fast Facts about the Multifamily Efficiency Program
- All multifamily buildings with between 5 and 20 apartment units per building are eligible to participate
- The Program is available to all income levels including affordable housing units and market rate units.
- The Program is not restricted by fuel type. Buildings that use various fuel types – including but not limited to: electricity, natural gas, oil and propane — may participate.
- Some examples of common improvement measures include:
- Insulation and air sealing
- High efficiency boilers and furnaces
- Boiler controls
- High efficiency water heaters, lighting and air conditioners
- ENERGY STAR Appliances (refrigerators, washers, etc.)
- Low-flow shower heads
- Programmable thermostats
- Pipe insulation
How Building Owners Could Benefit — A Sample Project
| A 12-unit building is projected to reduce energy use by 20% through the implementation of the following measures: |

| ✔ | High-efficiency boiler replacement with indirect hot water heaters |
| ✔ | In-unit and common area lighting replacement |
| ✔ | Installation of low-flow fixtures in bathrooms and kitchens |

Multifamily Efficiency Program Case Studies
Windham: 20-unit housing complex gains energy savings.
Bangor: Seven-unit apartment building is more energy efficient and more comfortable.
Background: In response to a US Department of Energy, State Energy Program Special Project competitive solicitation, and in conjunction with the Governor’s Office of Energy Independence and Security, Efficiency Maine Trust (Efficiency Maine) submitted a proposal titled “Strengthening Retrofit Markets for Comprehensive Savings in Multifamily Buildings”. Subsequently, Efficiency Maine Trust was awarded funding under DOE’s SEP Special Project funds.
