NOTICE – IMPORTANT CHANGE TO THE MOBILE HOME INITIATIVE (MHI)

After August 31, 2026, Efficiency Maine will not be able to offer MHI in any town with a population of 10,000 or more. The initiative will remain active in certain towns with a population of less than 10,000. Click here for the updated eligible town list. 

In towns having a population of 10,000 or more, Efficiency Maine will continue to schedule new site visits through July 31,2026 only. Participants in these towns that receive a site visit before this date must then schedule their heat pump installation by August 31, 2026. To be clear, the installation can occur after August 31, 2026 – but it must be on the calendar and communicated to Efficiency Maine by that date.   

This action is the result of new guidance issued by the federal government on June 1, 2026, relating to a grant used to fund this initiative. Efficiency Maine is reviewing the full implications of these changes and will provide updates as we learn more. This action is subject to change if we receive additional guidance in the coming months.

Mobile Home Initiative

Overview

Efficiency Maine is offering its most generous residential rebate yet to income-eligible owners of single-wide mobile homes, also referred to as manufactured homes. If you currently heat with propane or kerosene, you could qualify for a $12,900 rebate for a new ducted heat pump system. Projects must be pre-approved by Efficiency Maine and completed by a participating installer. Eligibility

Homeowner

  • Homeowner or homeowner’s household member must be a verified recipient of MaineCare or HEAP or SNAP or TANF, or household income must be 80% or less of the median income for the county in which the home is located. For a list of income limits by eligible towns, click here.
  • The homeowner must agree to having the existing heating system removed (included in the project cost) because the ducted heat pump will occupy the utility closet space.
  • The homeowner must have an active email address.

Building

  • Home must be a single-wide mobile home.
  • Home must be the homeowner’s principal, year-round residence.
  • Home must not be heated with natural gas or baseboard heat.
  • Home must be located on the designated towns list. The list of designated towns will be updated over time, reflecting areas of the state that have suitable outdoor temperatures and contractor services to support the special needs of this program. Homes located in towns that are not listed on this table are not eligible at this time.
  • Efficiency Maine will conduct a free assessment to determine if the ducted heat pump is suitable for the home. If the home is not suitable due to excess heat loss, underbelly damage, or compromised ductwork, the customer may take advantage of insulation rebates up to $8,000 before potentially continuing with the initiative.
  • Furnace closet must be 18 inches or wider to fit the heat pump system.

Installer

Financing Available

Homeowners must contribute to the cost of the project. Homeowners have the option of paying $2,000 toward the project up front or can finance the required project contribution with a loan offered by Efficiency Maine. Homeowners eligible for the Mobile Home Initiative may borrow the $2,000, with an additional $500 loan origination fee, for a total borrowed amount of $2,500 at 0% APR with $50 monthly payments over 50 months for a total of $2,500 in payments. How to Get a Rebate

  1. Fill out the Income-Based Eligibility Verification Form to determine eligibility.
  2. If you are income-eligible for the program (Step 1), fill out this questionnaire.
  3. Efficiency Maine schedules an in-home assessment as part of the process to determine whether your home is eligible.
  4. If the home qualifies, you must select a participating installer.
  5. (Optional) Sign up for an Efficiency Maine loan to cover your portion of the project cost. If you’re not using a loan, you will pay your $2,000 project contribution directly to your installer.
  6. Your installer will schedule a visit to review project specifications, provide a quote, and schedule an installation.
  7. Installation is completed. If you selected a loan option, your payment plan starts 60 days after the heat pump system installation.
  8. (Optional) Have your existing fuel tank removed by a participating fuel tank removal contractor and receive an additional $400 rebate from the Maine Department of Environmental Protection.
  9. Efficiency Maine schedules a mandatory quality assurance (QA) visit to ensure customer satisfaction.

Only one rebate will be paid for any given upgrade. Program and incentives subject to change or termination. Efficiency Maine reserves the right to verify installation and perform an inspection.

Rebates for the Mobile Home Initiative are supported by federal funds from the Inflation Reduction Act Home Energy Rebates program and a competitive grant through the U.S. Department of Energy’s (DOE’s) Energy Improvements in Rural or Remote Areas (ERA) program.
